Conservation Capital provides consulting and land development services designed to elevate the economic value of properties with conservation assets, timber and other valuable natural resources, and traditional conservation-compatible development potential.

We develop and execute strategies to generate revenue from seven types of activity:

Mitigation Transactions - payments by third parties to restore or enhance the ecological attributes of property owned by our investors or clients because these third parties are seeking to mitigate the impact of their operations

Ecological Service Transactions - payments by third parties to ensure that property owned by our investors or clients continues to provide a valuable “service”, such as stormwater retention, that is valued by that third party.

Conservation Finance Transactions - payments by government agencies, non-profit conservation organizations, or foundations to conserve portions of the property owned by our clients or investors for the sake of conservation itself.

Limited Development Transactions - traditional development on 15-30% of the property by developers who want to provide natural surroundings for the parties who live or work in the development.

Natural Resources Transactions - sustainable extraction of timber, water, minerals or other valuable natural resources from the land, using recognized management practices to minimize environmental impact.

Sales of Fee Title to Easement-Protected Property - to private recreational land buyers or public open space agencies.

Tax-Savings Strategies - associated with federal and state laws designed to incentivize land conservation.

A positive by-product of our successes is the ecological enhancement and permanent preservation of environmentally attractive land in areas undergoing persistent commercial development pressure.

The properties targeted by Conservation Capital include both brownfield sites (properties presenting redevelopment challenges because of potential on-site contamination) and greenfield properties. The Company’s activities may include joint venture projects as well as direct investment in properties. We advise both public and private landowners.

We generally strive to capture several revenue-generating opportunities on a single parcel of land. Our strategy is to develop each sub-parcel’s revenue potential in a complementary fashion to maximize the economic value of the larger tract’s conservation assets, natural resources, limited development sites and residual land values. Identifying tracts appropriate for this approach and financing, developing and marketing each of the property’s enviro-economic opportunities are core competencies of our team. We utilize a comprehensive proprietary analytical process in support of Company management’s extensive experience working with landowners, regulatory agencies, and buyers of conservation assets.

Conservation Capital enters into fee-based agreements with large landowners, including energy, chemical and timber companies, large ranch owners, and governmental entities, to review their real estate holdings and provide recommendations for remediation, conservation uplift, development or resale. Our strength lies in the depth and breadth of our team. It is composed of individuals with decades of experience in their respective areas of expertise, each of whom is committed to making the Company successful.
